This sustainable A+ passive house is designed to combine luxury living with eco-friendly technology and breathtaking natural surroundings. Built against the mountain rocks and facing south, the property benefits from abundant summer sunshine while maintaining a cool indoor climate thanks to energy-efficient insulation, floor cooling, and a ventilation system. Solar panels generate electricity and energy-efficient appliances help reduce environmental impact. Large windows reveal the natural rock formations and scenic surroundings, while smart LED lighting systems allow guests to create a warm and intimate atmosphere. The outdoor areas include a private pool, garden with native plants, and multiple spaces designed for relaxation and enjoying the views.

The villa is arranged over three levels and comfortably accommodates up to six guests. The main level includes a modern fully equipped kitchen, a spacious living area with a comfortable sofa, a service bathroom, and the master bedroom with a private bathroom featuring a shower. The upper level features two double bedrooms and a bathroom equipped with a jacuzzi and a large bathtub designed for relaxation. The bedrooms offer impressive views of the surrounding landscape. Outside, guests will find a private swimming pool equipped with massage streams and a counter-current system suitable for swimming practice. A table made of wood and stone provides a scenic setting for enjoying sunsets, and the upper part of the garden features a yoga platform positioned under a pergola.

Guests have access to the entire villa and its outdoor areas, including the garden, the private swimming pool with sunbeds, and the terrace areas. The property also includes a private garage that can accommodate two medium-sized cars. Electric vehicles can be charged at the property using an EVbox charging point.

Guests who do not travel by car can rely on public transportation. ASF Autolinee buses operate in Como and nearby towns. Tickets can be purchased directly from the driver using cash or at designated shops such as Emporio Regina in Carate Urio. The C10 bus stop is approximately 150 meters from the property and connects travelers to Como and other lakeside towns. From the Urio ferry stop, local ferries provide access to Como and additional towns along the lake. During high season, waiting lines for ferry tickets can be long, particularly in Como, although tickets can also be purchased online through the Navigazione Laghi website. Most public transportation services stop before 8 p.m., although the C10 bus may operate later. Taxis are available but not always easy to obtain. From Como San Giovanni station there are train connections to Milano Centrale and Switzerland, while Como Nord Lago station provides trains to Milano Cadorna.

Pets are not allowed at this property and the villa is not suitable for children under the age of twelve. Additional cleaning and linen services can be arranged for an extra cost. Transportation services may also be organized upon request. The property is located in a hillside town with steep streets and many stairs, and the villa itself contains stairs connecting the three floors with no elevator available. Guests are reminded that parties are prohibited and additional guests who are not previously registered are not allowed. Quiet hours are observed between 10:00 p.m. and 7:00 a.m., during which loud music, gatherings, or loud conversations in outdoor areas should be avoided. For payments above 1500 euros, bank transfer is the only accepted payment method. Check-in takes place between 15:00 and 19:00, with late check-in between 19:00 and 23:00 available for an additional fee of 30 euros. Check-out is at 10:00.
