This fully renovated stone manor is set on a hillside in a small rural hamlet overlooking the Dordogne valley. Blending historical character with modern comfort, the property offers panoramic views, spacious interiors and extensive outdoor facilities. Located a short drive from Saint-Cyprien and within easy reach of Sarlat-la-Canéda and Bergerac, it provides an excellent base for exploring the Dordogne and Vézère valleys. The estate accommodates up to twelve guests across the main house and a separate guest house. The main house features six bedrooms, five in the main building and one in the separate guest house. The main floor is accessed via stone steps leading to an entrance corridor with cloakroom. The sitting room is furnished with two leather sofas, armchairs, coffee tables and a Smart TV, and opens onto a balcony with table and chairs overlooking the valley. The open plan kitchen includes a large central island, four gas rings, oven, microwave, two dishwashers, two fridge-freezers with water and ice dispenser, freezer, filter coffee machine, Nespresso machine, toaster and kettle. A secondary rear kitchen provides an additional fridge-freezer, sink and storage space. The dining area combines antique and modern furnishings and opens via French doors to the garden and courtyard. On the main floor, the master bedroom includes a 180 cm king-size bed, air conditioning, French doors to the balcony and an ensuite bathroom with bathtub, shower and toilet. A second bedroom offers a 140 cm double bed, air conditioning, French doors to the balcony and an ensuite shower room with walk-in shower and toilet. A separate WC is also available on this level. Upstairs, an open-plan lounge area beneath the eaves includes table football, games, desk, television and DVD player. Three bedrooms are located on this floor. One bedroom features a 160 cm double bed, another has two single beds, and the third offers a 160 cm double bed. Each has an ensuite shower room with walk-in shower, washbasin and toilet, as well as a mobile air conditioning unit. The guest house, located a few steps from the main house, provides a 160 cm double bed, bedside tables, wardrobe, sitting area with sofa and coffee table, fan, and an ensuite shower room with walk-in shower and toilet. Additional indoor facilities include high-speed internet, cable/satellite television, washing machine, dryer, vacuum cleaner, iron and ironing board. Heating consists of oil heating on the ground floor and electric heating on the first floor, along with a chimney. Hair dryers are provided in each bathroom. A baby cot and high chair are available upon request. Guests have full private access to the main house, guest house, gardens, terrace, balcony, swimming pool and leisure facilities. Private parking is available for up to six cars. A car is recommended due to the rural hillside location. Private on-site parking for up to six vehicles is available. The nearest train station is 5 km away with connections towards Bordeaux, Agen, Périgueux and Sarlat. - The swimming pool measures approximately 10 m x 4 m and is equipped with an electric submerged cover. It is heated to 28 degrees and open from early May to late September. The pool terrace includes sun loungers, bean bags and an outdoor lounge beneath a pergola. The gardens extend over approximately 2,000 m² and include a terrace with outdoor furniture and gas barbecue, pétanque area and table tennis. The terrace has low walls with drops below and the property is not recommended for young children. Pets are allowed only with prior formal agreement, limited to one small pet, with a €100 charge per stay. A compulsory end-of-stay cleaning fee of €300 applies. Bed linen, bath towels, pool towels, bath mats and tea towels are provided and changed mid-stay for bookings of two weeks or more. A city tax of €3.30 per adult per night applies. A 3% booking and banking charge applies. Flexible changeover days apply except Saturdays in summer.
