Refurbished from a classic Italian villa into a contemporary home, the property combines refined interiors with generous outdoor living spaces. With panoramic lake views, a manicured garden, and proximity to central Lake Como destinations, the villa provides an ideal setting for relaxed lakeside living. The villa spans approximately 240 m² and accommodates up to nine guests across four fully air-conditioned bedrooms, each with an ensuite bathroom and walk-in shower. The main level features a comfortable living room with sofas and television, a dining area with direct access to the garden, and a fully equipped kitchen. This floor also includes a laundry room and a guest toilet. Two bedrooms are located on the first floor and two on the second floor. The sleeping configuration includes two double bedrooms and two twin bedrooms. Each of the double bedrooms benefits from a separate adjacent sitting area with television and sofas, one of which contains a sofa bed suitable for one additional guest. Guests enjoy exclusive access to the entire villa, including the private garden, swimming pool, pergola, patio, barbecue area, pebble beach, and jetty. Parking for two cars is available, subject to the access conditions noted below. The villa cannot be accessed directly by car. Access requires descending approximately 55 outdoor steps, making it unsuitable for guests with walking difficulties. Parking for two cars is available nearby. Utilities including water, gas, electricity, air conditioning, and heating are included, along with final cleaning, bed linen, bathroom and pool towels with mid-week change, wireless internet, smart TV, dishwasher, washing machine, dryer, baby bed, high chair, and barbecue facilities. The swimming pool measures 8 x 4 meters with a depth of 1.6 meters and is open seasonally, approximately from mid-May to mid-October. Exact dates should be confirmed prior to booking. A refundable security deposit of 800 euros is required, payable in cash upon arrival. Tourist tax may apply. Reservations are accepted on a weekly basis only. Pets, parties, and events are not permitted. Lake access and beach size vary depending on water levels. The beach is not regularly cleaned, and debris may wash ashore, though swimming in the lake is possible. Additional services including a private chef, catering, pre-stocking, extra cleaning, personal training, massage, guided tours, and boat or bike rentals are available upon prior request. All external service providers require pre-authorization by the owner. Guests may be required to sign a tourist rental contract with the managing agency prior to arrival.
