This private beachfront villa offers a seafront stay just steps from the sea in Sidonia, Heraklion. The residence spans three levels and accommodates up to six guests, making it ideal for families or small groups seeking privacy and comfort. Contemporary architecture, elegant natural materials, and uninterrupted sea views create a refined yet welcoming atmosphere. Guests can enjoy a private outdoor swimming pool that can be heated upon request during specific periods, a rooftop area with a jacuzzi, and direct access to a beach area equipped with sunbeds and umbrellas. The villa also includes a private massage studio on the lower level, available exclusively when booking a massage appointment.

The villa extends across three levels and combines modern design with natural materials. The ground level features an open-plan living area with a sofa, a 55-inch satellite Smart TV, and a PlayStation 5. Floor-to-ceiling openings allow natural light and provide sea views from inside the villa. The fully equipped kitchen includes modern appliances and a dining area for six guests. This level also includes one bedroom with a king-size bed, Coco-Mat mattress, ensuite bathroom with shower, air conditioning, a 43-inch Smart TV, and a private balcony with mountain views, along with a communal WC.

The first level hosts two bedrooms, each with a king-size bed and Coco-Mat mattress, air conditioning, a 43-inch Smart TV, private balcony, and ensuite bathroom with shower. One bedroom features sea views while the other overlooks the mountains.

The rooftop level features an open-air bedroom with a king-size bed and Coco-Mat mattress, a 43-inch Smart TV, an additional 43-inch satellite Smart TV, a minibar, and an open-air bathroom with a shower. A private jacuzzi accommodates up to six guests, and the retractable roof allows the space to open to the sky.

On the lower level, a private massage studio is available for wellness and relaxation and can be used exclusively when a professional massage service is booked.

Guests have exclusive access to the entire villa and its outdoor facilities, including the private swimming pool, rooftop jacuzzi, garden area, outdoor dining spaces, and the designated beach area with umbrellas and sunbeds. The massage studio on the lower level is accessible only when a massage appointment is booked.

The nearest beach is approximately 20 meters from the property. A beach bar café is about 30 meters away, while tavernas and a mini market are around 400–450 meters away. A playground is also about 30 meters away. The nearest gas station is about 8 km away, a pharmacy is approximately 13 km away, and an ATM is around 20 km away. Heraklion city is about 75 km away. Heraklion Airport and Port are approximately 76 km from the property, while Chania Airport is about 220 km away and Chania (Souda) Port is around 206 km away.

The swimming pool can be heated upon request from March until the end of May and from mid-September until the end of November, depending on weather conditions, and requires three days advance notice. The heated pool feature is not available during the summer months due to high ambient temperatures.

A climate crisis resilience fee applies according to Greek legislation. The fee is 15€ per night from April to October and 4€ per night from November to March, payable in cash upon arrival.

For reservations of five to seven nights, one cleaning service and one change of linens and towels are provided. For stays longer than seven nights, cleaning and linen changes are provided every four days.

Check-in is after 16:00 and check-out is before 10:00.

8 sunbeds and 4 umbrellas have been added for each villa and are available for the exclusive use of our guests at the beach.
