This private beachfront villa is located in Sidonia in the Heraklion area and offers direct access to the sea with uninterrupted panoramic sea views. The newly built residence combines contemporary architecture with natural coastal surroundings to create a peaceful and comfortable seaside retreat. The villa spans three levels and accommodates up to six guests, making it suitable for families or small groups. Guests can enjoy a private outdoor swimming pool with a heating option, a rooftop relaxation area with a jacuzzi, a private garden, and a beach area equipped with sunbeds and umbrellas. The villa extends across three levels and offers approximately 142 square meters of interior living space on a 200 square meter plot. The ground level features a bright open-plan living area with a sofa, a 55-inch satellite Smart TV, and a PlayStation 5. Large floor-to-ceiling openings connect the indoor space with the outdoor areas and allow natural light and sea views. The fully equipped kitchen includes modern appliances such as a stove, oven and hob, refrigerator, dishwasher, toaster, blender and mixer, kettle, juicer, Nespresso and filter coffee machine, frappe coffee machine, wine cooler, and pantry items. A dining area is available for six guests. This level also includes one bedroom with a king-size bed measuring 1.80 × 2.00 with a Coco-Mat mattress, air conditioning, a 43-inch Smart TV, an ensuite bathroom with shower, and a private balcony with mountain views. A communal WC is also located on this level. The first level includes two bedrooms. Each bedroom features a king-size bed measuring 1.80 × 2.00 with a Coco-Mat mattress, air conditioning, a 43-inch Smart TV, a private balcony, and an ensuite bathroom with shower. One bedroom has sea views while the other overlooks the surrounding mountains. The rooftop level includes an open-air bedroom with a king-size bed measuring 1.80 × 2.00 with a Coco-Mat mattress, a 43-inch Smart TV, and an additional 43-inch satellite Smart TV. This level also features a minibar, a private jacuzzi for up to six guests, and an open-air bathroom with shower. The lower level includes a private massage studio designed for wellness and relaxation. Professional massage services can be arranged upon request and the studio is available exclusively by appointment. Guests have exclusive access to the entire villa and its facilities, including the private outdoor swimming pool, rooftop jacuzzi area, garden space, outdoor dining areas, barbecue area with electric grill, and the beach area equipped with sunbeds and umbrellas for eight guests. The private massage studio can be used only when a massage appointment is booked. The beach is located approximately 20 meters from the property. A beach bar café is located about 30 meters away. Tavernas and a mini market are approximately 400 to 450 meters away. A playground is around 30 meters from the villa. A gas station is located approximately 7 km away and a pharmacy about 13 km away. An ATM is approximately 20 km away. The city of Heraklion is around 75 km away. Heraklion Airport and Heraklion Port are approximately 76 km from the villa. Chania Airport is about 220 km away and Chania Port about 206 km away. The outdoor swimming pool measures approximately 30 square meters with a depth of 1.45 meters. The pool can be heated upon request from March until the end of May and from 15 September until the end of November depending on weather conditions. Three days advance notice is required. The heated pool feature is not available during the summer months due to naturally high temperatures. Cleaning services are provided depending on the duration of stay. For reservations of five to seven nights, one cleaning service and one change of linens and towels are included. For stays longer than seven nights, cleaning and linen changes are provided every four days. A climate crisis resilience fee applies according to Greek legislation. The fee is 15 euros per night from April to October and 4 euros per night from November to March and is payable in cash upon arrival. Check-in is after 16:00 and check-out is before 10:00. 8 sunbeds and 4 umbrellas have been added for each villa and are available for the exclusive use of our guests at the beach. An EV charger is now available, with the charging cost payable by guests via card. All rooms are equipped with a safe. The air conditioning system operates via fan coil units.
