Set directly along the tranquil shoreline of Lake Como, this authentic waterfront residence offers a peaceful retreat with panoramic views across the bay and toward the island of Comacina. Blending traditional charm with modern comfort, the villa invites guests to slow down and embrace lakeside living, whether relaxing in the private garden, dining beneath the pergola, or enjoying the scenery from inside. Spanning approximately 350 m² across four floors, the home accommodates up to twelve guests in air-conditioned bedrooms and provides direct access to the lake via a private pier.

The main level features a welcoming living area with a fireplace and dining table, opening onto a covered outdoor terrace. A lake-view corner with a desk offers a quiet space to work or read, while the fully equipped kitchen and additional toilet add convenience.

The upper floors are dedicated to sleeping quarters. The first floor includes two bedrooms with double beds, a bathroom with shower, and a third bedroom with a double bed along with an in-room shower and sink. The second floor hosts another bedroom with a double bed, as well as two bedrooms each furnished with two double beds, accompanied by a bathroom with shower.

On the garden level, a playroom with a billiards table and a shower provides an ideal space for recreation or for refreshing after swimming in the lake. A laundry room is also located on this floor.

Outside, the approximately 300 m² private garden stretches along the shoreline, offering expansive views of the calm waters known locally as “Zoca de l’Oli.” Pergola-covered terraces and comfortable seating create an inviting setting for outdoor gatherings, while the barbecue area supports al fresco dining. The manicured lawn with sun loungers leads directly to the private pier for lake access.

Paid parking is available approximately 100 meters from the villa, as there is no on-site parking. The central lakeside setting makes it convenient to travel around the lake by ferry or road.

Utilities including water, gas, electricity, heating, and air conditioning in the bedrooms are included, along with final cleaning, mid-week housekeeping, bed linen, bathroom and pool towels, luxury bathroom amenities, wireless internet, smart TV, dishwasher, washing machine, dryer, baby bed, high chair, and recreational equipment including billiards, ping pong, and babyfoot.

A refundable security deposit of 2,000 euros is required. Tourist tax may apply upon arrival.

Reservations are made on a weekly basis.

Pets, parties, and events are not permitted.

Additional services such as a private chef, catering, pre-stocking, extra cleaning, personal training, massage, guided tours, and boat or bike rentals are available upon prior request. External service providers must be pre-authorized by the owner.

The property was converted from a former police station into a contemporary Italian residence, and the basement includes a preserved “prison room.”

Guests may be required to sign a tourist rental contract with the managing agency prior to arrival.
